Pre-Construction

This is a critical phase for preventing a hasty start to construction which might lead to a longer time without the use of your kitchen or bathroom. We know many homeowners and contractors who skip this step only to find that they are “ready” but left waiting weeks for a major item to arrive. Skipping Pre-Construction can also lead to the cost of a project going up in small increments because the contractor and their team missed important details, leaving them out of their agreement or construction management costs due to a longer time in the field.

To avoid this, we review the draft, or Pre-Construction drawings and specification sheets at the project site with Contractor and Trade Contractors, modifying them as needed based on the installation crew’s feedback. We want to work as a team with the plumber, electrical and tile installer etc. We also review the materials quotes, specifications, and quantities based on the general contractor’s input. We adjust accordingly and prepare for a final review before orders are placed and the permit drawings are signed off.

Together with you and your general contractor, we review their agreement for your remodeling project.  We ask questions, make final decisions and agree to an approximate start date based on the estimated materials lead times.

With the onset of COVID-19 and shelter-in-place restrictions we have modified how we work in the Pre-Construction process. We are working with contractors to walk through your home on their own with a Zoom, Facetime call, or other video recording. The trade contractors, like plumbers and electricians, who would normally be on site to assist in discovering potential unforeseen circumstances will either be on the call, watch the video recording or make a separate trip to your home to investigate questions they have. Your designer will also be on the call or watch the video to be in regular communication with the construction team regarding questions or possible design execution difficulties so that we may adjust before the permit drawings are finalized.
